Like with all Realtors there is a commission,
however, we keep ours to 7% with an inspection
fee and standard sellers cost. ALL costs will
be itemized for your review before you decide
on the guarantee buy-out. We work together. |

Yes, The expenses are itemized on a net proceeds sheet and reviewed with you

The value of your home is a value established
by our program realtor, who does an extensive
comparable market analysis analyzing homes in
your neighborhood which have recently sold and
adjusting for home amenities. A complete copy
of this market analysis will be provided to the
sellers. The guarantee price is based on the marketability
of your home. |

If the inspection report discloses a repair concern, are we required to take
corrective measures? |

Indy’s GBO Realty Inc. has the right to require an amendment to the Guarantee
Sale Contract requesting the repair or replacement of items disclosed by the
inspection report. You have the right to decline any repair and/or replacement
request. In the event you decline any request, Indy’s GBO Realty Inc. has the
right to cancel the Guarantee-Sale Contract. |

Pricing and the condition of your home determine when it will sell. Indy’s GBO
Realty Inc. wants to ensure that your home is in maximum saleable condition
during the listing period. This will maximize your sales price.

functionality of all mechanical equipment, systems and appliances until the
